As a seller's representative, we follow the below process:
Free Home Evaluation: The very first step in any selling process is to evaluate your home. This would include us visiting your home and make notes about it.
Our Homework: Once we have all the required information about your home, we will do our homework in terms of comparing your home to homes which have been recently sold in your neighbourhood, those that are on market and those which were taken off market.
Presenting our work: We meet with you again to present you our marketing plan and help you determine the price range in which your house should sell for.
Increasing Value: You may wonder how we can increase the value of the house. This is no secret, but statistically a well-staged house sells for relatively more price in comparison to house that has not been staged. And which is why we offer free Staging Consultation! The consultant would provide personalised ideas on how to make your house more attractive to potential buyers.
Receiving and Negotiating offers: Once we have received an offer or multiple offers, we will go over every minute detail about the offer to help you best decide if you should accept or counter the offer. In the end, it will be your call, we will be your voice.
After accepting an Offer: Congratulation! Majority offers have conditions, if that's the case with the offer we have selected, your house is now sold conditionally. Most commonly, the buyer will arrange for mortgage and inspection of the property in the next 5 to 10 business days. Your house will still be on the market for other potential clients to see and put in a back-up offer if they wish.
SOLD!!: Once the conditions are removed, your house is now sold and its time to start packing and have the house ready for its new owner. But before this, we would need to get a lawyer involved, who would make sure you receive the funds from the proceed of the sale as well as the title of the property changes to the new owner.
