The best way to avoid this situation is to get a Pre-approval, this helps you understand what you can buy.

Need vs Wants: It is very important to distinguish between what you need and what you want. Do not worry or stress if these change during the home search process. This is an evolving step during the entire process.

  • Needs: These are your requirements that are non-negotiable. These could be number of rooms, bathrooms, garage, finished basement, spice kitchen, etc.
  • Wants: These are your requirements, which if are not present in a house, you may still consider it to be your home but are willing to compromise on in case your needs are met.

Making an Offer: Now that you have zeroed down on the ideal home, the next step is to make an offer on it. A very significant step in the process, as this will state your initial offer amount, deposit amount, conditions, possession date, etc. This is where our practice of being transparent with market data helps you understand what the ideal price of the house would be. Sharing market data and educating clients is the backbone of this process, which helps you make an informed decision and have peace of mind in terms of the price you 'll be paying for the house.

After Offer acceptance: If there are any conditions with the offer that need to be fulfilled in the stipulated time, the client needs to take action accordingly. This may include but not limited to get firm approval from lender and inspection of the property.

After Condition removal: Once the conditions are removed, it is time to have lawyer involved who would then take care of all things in regard to the re-registering the house to your name, doing background checks/due-diligence on the property, etc.

Final Walkthrough: 48 hours to 72 hours before possession date, we recommend and accompany our clients to do walkthrough the home, to ensure everything looks and functions the same as it was when the client saw during their last visit.

Possession/Closing date: This is the date, when the home will officially be yours and you will be able to move in.
